Phuket property prices in 2026: what a condo costs by budget, bedrooms and district
The median asking price of a condominium in our Phuket sample is THB 3,750,000 (1,064 listings, 19 April – 15 October 2026); the median per square metre is THB 128,257 per m² (51 current-catalog listings with a floor area, observed 30 April – 6 May 2026). These are asking prices from public listings, not transaction prices, and the sample is condos only — we have no house or villa sample.
What your budget buys
| Budget band | Listings | Share of listings | Median asking price |
|---|---|---|---|
| Under THB 3m | 425 | 39.9% | THB 2,390,000 |
| THB 3m to <5m | 270 | 25.4% | THB 3,971,930 |
| THB 5m to <10m | 241 | 22.7% | THB 6,954,750 |
| THB 10m to <20m | 102 | 9.6% | THB 12,995,000 |
| THB 20m and above | 26 | 2.4% | THB 24,734,736 |
Each row is one budget band: how many listings fall in it, their share of the whole sample and the median asking price inside the band.
| Bedrooms | Under THB 3m | THB 3m to <5m | THB 5m to <10m | THB 10m to <20m | THB 20m and above |
|---|---|---|---|---|---|
| Studio (99 listings) | 43.4% | 40.4% | 16.2% | 0.0% | 0.0% |
| 1 bedroom (694 listings) | 52.9% | 26.8% | 17.0% | 2.9% | 0.4% |
| 2 bedrooms (246 listings) | 6.1% | 17.1% | 41.9% | 30.5% | 4.5% |
Read a row as: of that bedroom type's listings, the share that asks inside each band — for example which budget most one-bedroom listings fall into.
By bedrooms
| Bedrooms | Listings | Median asking price | Range in the sample |
|---|---|---|---|
| Studio | 99 | THB 3,200,000 | THB 1,526,316 – THB 9,202,200 |
| 1 bedroom | 694 | THB 2,965,950 | THB 1,490,000 – THB 30,000,000 |
| 2 bedrooms | 246 | THB 8,620,000 | THB 1,652,805 – THB 49,199,085 |
| 3 bedrooms | 21 | THB 17,900,000 | THB 4,635,000 – THB 38,430,000 |
The range is the lowest and the highest asking price of that bedroom type in the sample, not a spread of one building.
By district
| District | Listings | Median asking price | Median per m² |
|---|---|---|---|
| Choeng Thale | 26 | THB 9,660,292 | THB 159,954 per m² |
| Rawai | 8 | THB 6,535,406 | THB 113,343 per m² |
| Kamala | 6 | THB 4,401,606 | THB 125,930 per m² |
Districts with fewer than 5 listings are not shown. Only 54 of the 1,064 listings carry a district at all — current-catalog records observed 30 April – 6 May 2026 — so the rows describe those listings, not the whole district. For the geography of the island: Phuket beaches compared.
Asking price vs official assessed value
The asking price is what the seller wants for the unit. The official assessed value is what the Treasury Department's statutory rates give the same unit for registration, and it — not the asking price — is the base of the Land Office transfer fee (Department of Lands fee table). Median assessed rates by district and use category, Phuket, data of 14 August 2024:
| District | Use category | Median assessed value | Records | Condominiums |
|---|---|---|---|---|
| Mueang Phuket | Residential unit | THB 40,500 per m² | 446 | 73 |
| Kathu | Residential unit | THB 42,000 per m² | 339 | 47 |
| Thalang | Residential unit | THB 36,750 per m² | 152 | 22 |
| Mueang Phuket | Holiday-residential unit | THB 53,500 per m² | 286 | 40 |
| Kathu | Holiday-residential unit | THB 64,500 per m² | 230 | 26 |
| Thalang | Holiday-residential unit | THB 70,500 per m² | 120 | 23 |
Official statutory assessment-rate table records; not physical units, asking prices, transaction prices, market valuations, current inventory or tax bills. — the full table of Phuket condominium assessment rates explains what these numbers are and are not, and the cost of buying a condo shows how the assessed value enters the fees you pay at the Land Office.
How to read these numbers
Method of the sample, as published with the dataset:
- Cumulative union of listing URLs observed during the stated period, not current active inventory.
- Asking prices, not transactions.
- For an exact-URL overlap, price and title use the latest dated observation (archive wins a same-day tie), while non-empty structured current-catalog fields enrich the record.
- Exact-URL deduplication does not prove distinct physical units.
- Records below THB 1 million are excluded as likely rent or parsing noise; every published segment reports its denominator.
Sources of the sample: Archived observations of public DotProperty listings plus current DotProperty and FazWaz catalog records; cumulative union by exact listing URL.
