Villas and houses for sale in Phuket: what sellers ask by bedrooms, area and budget, from our own listing sample
Sellers of villas and houses in Phuket asked a median of THB 22,000,000 in our sample of 1,293 listings (25 October – 26 October 2026); asking prices ran from THB 3,500,000 to THB 619,000,000. These are asking prices from public listings on one listing site, not transaction prices, and we list nothing ourselves: the tables show what each bedroom count, area and budget band costs, the ownership section says how a foreigner holds a house, and the form sends your brief to our agent in Phuket.
Collected daily since 25 October 2026: 1,327 listing URLs over 2 days, of which 1,293 carry an asking price in Thai baht of at least THB 1,000,000; the rest (34) are left out. Release of 26 October 2026; the Russian twin with the same figures: Сколько стоит вилла на Пхукете: цены по объявлениям.

The bands follow the release: the lower bound of the first band is the sample's price filter (THB 1,000,000); shares are of the 1,293 usable listings.
Renting a villa instead
In our separate rental sample, villas asked a median of THB 120,000 a month (88 listings, 15 October – 20 October 2026); by bedrooms and area: Phuket long-term rentals. We do not compute a return from these two samples: they are different listings in different places, and asking rents are not signed leases.
How a foreigner holds a house or villa
Land is different. Foreigners generally cannot own land in Thailand; the exceptions in the law are narrow (for example a permission under Section 96 bis of the Land Code — Department of Lands) and are not a standard way to buy a home. For a foreign buyer, a house or villa therefore comes through other structures — for example a registered lease of the land, with separate arrangements for the building. Each part needs its own document and its own registration, so this is work for a licensed lawyer, not a standard purchase.
The Land Office registers a lease of land or a building for at most 30 years — a longer term in the contract is cut to 30 years — and a lease of more than three years must be in writing and registered (Department of Lands: lease registration guide, in Thai). The registration fee is 1% of the total rent for the whole lease term (Department of Lands). What counts is the term written in the registered lease: a promise to renew is a clause of the contract, not a registered right, and whether it can be honoured later depends on the contract and on the law at that time.
The full answer — the Department of Lands' measures against land held on behalf of foreigners, purchases in a Thai spouse's name, the Land Office fees and a checklist — with every official source: Can foreigners buy property in Phuket? Land, houses and villas. Those sources were checked for that page on 15 October 2026; this is educational material, not legal advice — confirm the current rules with the Land Office and a licensed lawyer before paying.
Where the numbers come from
- Collection. Since 25 October 2026 a script of ours reads the public villa and house sale listings of one Phuket listing site once a day; this release covers 2 days to 26 October 2026: 1,327 listing URLs, of which 1,293 carry an asking price in Thai baht of at least THB 1,000,000; 34 are left out (5 below the price filter, 29 not priced in baht).
- One record per listing. A listing seen on several days counts once, with its latest price; “Observed” is the first and last day its listings were seen.
- Medians, not averages. Each row is the median of its listings; rows with fewer than 5 listings show no figure. Bedrooms, sub-districts and districts are as the listing states them; “46 listings” state no bedroom count.
- Asking, not paid. These are the prices sellers ask on one site; we do not see negotiated prices, whether the villa was sold, the land title or the plot size.
- Release. Frozen on 26 October 2026 into a dated file our pages read; the Russian page Сколько стоит вилла на Пхукете: цены по объявлениям prints the same figures from the same release, with ruble conversions.
Questions and answers
What is the average house price in Phuket?
Averages mislead when a few very expensive villas sit in the sample, so we publish medians: THB 22,000,000 across 1,293 listings (25 October – 26 October 2026); 3 bedrooms: THB 18,500,000 (575 listings), 4 bedrooms: THB 30,000,000 (345 listings). Asking prices from one listing site, not sales.
Can a foreigner buy a house or villa in Phuket?
Not the land: foreigners generally cannot own land in Thailand, and the exceptions in the law are narrow. A house or villa is held through other structures — usually a registered lease of the land, at most 30 years per registration, with separate arrangements for the building — which is work for a licensed lawyer. The rules and their official sources: Can foreigners buy property in Phuket?
Which areas are cheaper or dearer for villas?
Among sub-districts with at least 5 listings, the lowest median is Chalong at THB 15,000,000 (107 listings) and the highest is Karon (Kata) at THB 37,437,500 (32 listings); most listings are in Choeng Thale (Bang Tao, Laguna) (318).
Are there villas or houses under THB 10 million?
121 of the 1,293 listings (9.4%) asked under THB 10m, with a median of THB 8,800,000; most of them are the smaller houses of the sample (see the bedrooms table). Ask for the land title and the plot size before anything else.
Are these the prices buyers pay?
No. They are the asking prices sellers publish on one listing site, with each listing counted once at its latest price. We do not see negotiated prices, completed sales, the land title or the plot size; treat the medians as a starting point for your own checks.
Do you list villas for sale?
No — this site publishes data, not listings. Send your budget, bedroom count and area through the form; our agent in Phuket replies with three matching villas or houses and the documents to check, in English or Russian.
