Cheap condos and apartments in Phuket: what sellers ask under THB 3 million, by bedrooms and project, from our own listing sample
446 of the 1,145 condo listings in our Phuket sample (19 April – 27 October 2026) asked under THB 3 million — 39.0% of the sample — with a median of THB 2,390,000; inside the band, asking prices ran from THB 1,490,000 to THB 2,999,999. These are asking prices from public listings, not transaction prices, and we list nothing ourselves: the tables show which bedroom types and which complexes of our directory sit under the ceiling, the costs section applies the official Land Office rates to the band's median, and the form sends your ceiling to our agent in Phuket.
The band is the first of the five bands of our daily price release: listings from the sample's price floor of THB 1,000,000 up to, but not including, THB 3,000,000. Release of 27 October 2026; the whole sample with every band: Phuket property prices.
Who sells under THB 3 million: by bedrooms
| Bedrooms | Listings under the ceiling | Share of this type | All listings of this type | Median asking price of the type (all bands) |
|---|---|---|---|---|
| Studio | 44 | 42.3% | 104 | THB 3,275,000 |
| 1 bedroom | 387 | 51.9% | 746 | THB 2,978,650 |
| 2 bedrooms | 15 | 5.6% | 268 | THB 8,665,000 |
387 of the 446 listings under the ceiling are one-bedrooms (86.8%); the studio and one-bedroom medians over the whole sample are in the last column — compare them before assuming that the smaller unit is the lower price.
The same split for every band: What your budget buys.
Complexes of our directory with listings under THB 3 million
Our directory lists the complexes that already have a fact-checked Russian card; this table keeps those where at least one listing of our sample (19 April – 27 October 2026) asked under the ceiling. It is not a list of what is for sale today, and a single listing is a single listing, not a price level.

Why no district table: only 54 of the 1,145 listings in the sample carry a district, so we publish no district split for this band; the district medians over the whole sample are on Phuket property prices, and the nine areas compared for buyers on Phuket areas for buyers. Every complex of the directory, with and without listings under the ceiling: Phuket condo projects.
What you pay on top of a condo at THB 2,390,000
Take a unit at the band's median asking price of THB 2,390,000 (446 listings under the ceiling, 19 April – 27 October 2026). On the sale price or the assessed value, whichever is higher, at the official rates:
- Stamp duty, when specific business tax does not apply: 0.5% = THB 11,950.
- Specific business tax, when the sale is a developer sale or a resale within five years of acquisition, unless exempt: 3.3% = THB 78,870.
- Withholding income tax, when the seller is a company: 1% = THB 23,900; for an individual seller the Land Office calculates it from the assessed value and the years of ownership, so we publish no amount.
- Transfer fee: 2% of the official assessed value, which is usually lower than the asking price; if it equalled the median, the fee would be THB 47,800.
Who pays which item between buyer and seller is a matter of the sale contract: the Department of Lands names the seller as the payer of specific business tax and withholding tax, and its fee table does not assign the transfer fee to either party. The rates with their official sources and a worked example on the whole sample's median: The cost of buying a condo in Phuket; your own price, assessed value and contract split: purchase costs calculator; the annual land and building tax after the purchase is on the costs page too.
What a one-bedroom asks for rent
In our separate rental sample, one-bedroom condos asked a median of THB 22,000 a month (131 listings, 15 October – 20 October 2026); by bedrooms and area, with the gross yields of the projects where our rent and sale samples overlap: Phuket long-term rentals. We do not divide this rent by the band's median: they are different listings in different buildings, and asking rents are not signed leases.
Can a foreigner buy one?
Yes, a condominium unit: a foreigner can be its registered owner under the Condominium Act. The buyer must fall into one of the categories of Section 19 — the one open to any foreign buyer is bringing the purchase money into Thailand in foreign currency — and all foreign owners together may hold no more than 49% of the total floor area of all units in the building (Section 19 bis). At the transfer, the Land Office checks both the foreign share of the building and the evidence of the money transfer. Land is a different matter: foreigners generally cannot own it, and the exceptions in the law are narrow (for example a permission under Section 96 bis of the Land Code — Department of Lands), so a house or villa comes through other structures, such as a registered lease, that need a lawyer. The full answer: who qualifies, the quota, land and villas, costs and a checklist.
The quota is per building: before a deposit, ask for the juristic person's statement of the foreign share and keep the evidence of the money transfer from abroad — the rules page explains what the Land Office checks at the transfer. Those sources were checked for that page on 15 October 2026; this is educational material, not legal advice.
Where the numbers come from
- Sample. 1,145 condo listing URLs observed 19 April – 27 October 2026 on public listing sites, after deduplication; the five budget bands are those of our daily price release, and this page is its first band: from the floor of THB 1,000,000 up to, but not including, THB 3,000,000.
- Cumulative union of listing URLs observed during the stated period, not current active inventory.
- Asking prices, not transactions.
- For an exact-URL overlap, price and title use the latest dated observation (archive wins a same-day tie), while non-empty structured current-catalog fields enrich the record.
- Exact-URL deduplication does not prove distinct physical units.
- Records below THB 1 million are excluded as likely rent or parsing noise; every published segment reports its denominator.
- Complexes. The complexes table reads the same observations through the directory's cards: a complex appears when one of its observed listings asked under the ceiling; the number of listings and the bedroom types are those observed for the complex.
- Costs. The amounts of the costs section are the official rates applied to the band's median; the transfer fee is charged on the assessed value, which the Land Office confirms for the unit.
- Release. The figures move with the daily release of our price data (27 October 2026); the Russian guide Купить недорогую квартиру на Пхукете: цены и подвохи discusses the same question in prose.
Questions and answers
How much is a cheap condo in Phuket?
In our sample, 446 of 1,145 listings (39.0%) asked under THB 3 million, with a median of THB 2,390,000 inside the band (19 April – 27 October 2026). Asking prices from public listings, not sales.
What is the lowest asking price in your sample?
THB 1,490,000 (19 April – 27 October 2026). Listings under THB 1,000,000 are left out of the sample as likely rentals or errors, and the release has no finer band below THB 3 million, so we publish no row for a lower ceiling.
Where are the condos under THB 3 million?
13 complexes of our directory had at least one listing under the ceiling in the sample; the lowest asking price seen was THB 1,890,000 (D Condo Kathu-Patong). Only 54 of the 1,145 listings carry a district, so we publish no district split for the band — see the complexes table above and the area pages it links.
Is a studio cheaper than a one-bedroom?
Not necessarily in our sample: the studio median is THB 3,275,000 (104 listings) and the one-bedroom median THB 2,978,650 (746 listings) — the studio median is higher over the whole sample (19 April – 27 October 2026). The share of each type that asks under the ceiling is in the bedrooms table.
What does a foreigner pay on top of the price?
At the band's median of THB 2,390,000: stamp duty 0.5% = THB 11,950 when specific business tax does not apply, specific business tax 3.3% = THB 78,870 when it does, withholding tax 1% = THB 23,900 when the seller is a company, and the transfer fee of 2% on the assessed value — THB 47,800 if it equalled the median. Who pays which item is a clause of the sale contract: the costs guide.
Do you list cheap condos for sale?
