Long-term rentals in Phuket: what condos and villas ask per month, from our own listing sample

These are asking monthly rents from our own sample of public long-term listings in Phuket — 311 listings collected daily since 15 October 2026, 6 days to 20 October 2026, from one listing site. Every row carries its sample size and its dates. They are asking prices, not signed leases, and one site is not the whole market.

Rent or buy: gross yield in the same condo projects

A yield that compares the island's median rent with the island's median price compares different homes, so we do not publish one. Instead we pair our two samples inside the same project and the same number of bedrooms: gross yield = 12 × median asking rent ÷ median asking price × 100. Gross means before the transfer fee and taxes, the juristic person's fees, management, furnishing and empty months.

Median gross yield over 96 project-and-bedroom pairs: 8.5% (sales 19 April – 20 October 2026, 405 of 1,086 sale listings in pairs; rents 15 October – 20 October 2026, 162 of 223 rental listings in pairs).

Worked example: the pair with the most listings

The Origin Kathu-Patong — 1 bedroom: 20 sale listings at a median of THB 3,270,000, 6 rental listings at a median of THB 17,000 a month. 12 × THB 17,000 = THB 204,000 a year; THB 204,000 ÷ THB 3,270,000 = 6.2% gross.

Frequently asked questions

How much is a one-bedroom condo in Phuket per month?

In our sample the median asking rent of a one-bedroom condo is THB 22,000 a month (131 listings, 15 October – 20 October 2026), from THB 10,000 to THB 75,000. Asking rents from one listing site, not signed leases.

Which areas are the cheapest and the most expensive in the sample?

Among areas with at least 5 condo listings, the lowest median is Kathu at THB 17,500 a month (32 listings) and the highest is Choeng Thale (Bang Tao, Laguna) at THB 38,000 (46 listings). An area median says what is on offer there, not what a given unit is worth.

Are these the rents people actually pay?

No. They are the asking rents of public listings on one site over 6 days. We do not see the negotiated rent, the lease terms or whether the unit was let, and furnished and unfurnished units are mixed. Use the rows as a scale, with their sample sizes.

What does gross yield mean on this page?

12 × the median asking rent ÷ the median asking price × 100, inside the same project and the same number of bedrooms, over pairs that have both a sale and a rental listing. Gross: before the transfer fee and taxes, the juristic person's fees, management, furnishing and empty months. The median over our 96 pairs is 8.5%; the pairs and the method are on the Russian page, the purchase and resale costs on Phuket property investment.
