Exact-URL deduplication does not prove that every URL represents a different physical unit. A URL missing from the current local catalog input is not proof that the listing was withdrawn.

The overall median asking price is THB 4,699,000. Of 391 listing-URL records, 212 (54.2%) were below THB 5 million, 116 (29.7%) were from THB 5 million to below THB 10 million, and 63 (16.1%) were at least THB 10 million. The half-open bands place an asking price of exactly THB 5 million in the THB 5m-to-<10m band.

Methodology and coverage

Cumulative union of listing URLs observed during the stated period, not current active inventory. Asking prices, not transactions. For an exact-URL overlap, price and title use the latest dated observation (archive wins a same-day tie), while non-empty structured current-catalog fields enrich the record. Exact-URL deduplication does not prove distinct physical units. Records below THB 1 million are excluded as likely rent or parsing noise; every published segment reports its denominator.

Source coverage: Archived observations of public DotProperty listings plus current DotProperty and FazWaz catalog records; cumulative union by exact listing URL.

  • Price basis: advertised asking prices in THB; no closing price, discount, payment terms or registered transaction is present.
  • Observation unit: one exact listing URL after URL-level deduplication. Different URLs may still describe the same physical unit.
  • Cohort: cumulative union over the published observation window. It must not be interpreted as the stock of listings active on the release date.
  • Low-price exclusion: records below THB 1 million are removed as likely rent or parsing noise.
  • Area denominator: the per-square-metre median uses only 51 records with a positive floor area, not the full 391-record cohort.
  • District denominator: district is normalised for 54 records; groups smaller than n=5 are not published.
